December 31st...The perfect day to buy your new home. (with owner financing)

It's Grant here, with a surprising tip to end the year with. 

There's no doubt that this is the time of year that most peoples' thoughts have to do with getting all the decorations up and finding that final perfect gift for someone special. It should be, it's been a tough year (that goes for ANY year) and now is the time to relax a bit and enjoy family and friends. Along those lines I wish for all of you a merry Christmas and a happy New Year and beyond. 

There is one other thing though, if you have been reading my posts you will see that I have focused a great deal on life and all the ways it gets in the way of plans we may have. The fact that it is December and the holidays are all around us doesn't stop that from happening. Today might have been the day you got the news that changes the way you need to look at this years December calendar. Whether it's a job concern, health challenge, or other personal matter that means you need to consider your home ownership, it's easy to say..."I'll take care of it right after the holidays".

My advice is look instead to owner financing, and do it now.

The main structural difference between the traditional way to buy or sell your home or doing it using owner financing  is that a realtor will be able to show you dozens of different homes. Each of them will take 4-8 weeks to get into based on paperwork timing, and people likely have decorations up and are celebrating with family, making it difficult to even see some of them. There's no better year end sale than one that involves selling a property before the new year starts. 

Yes, we have shown and sold a property on December 31st more than once in the past. It was a great buy for the each  new owner and we were able to get it off our inventory quickly as the new year started. 

Why suffer through an additional 2-3 weeks without solving whatever challenge life has put in front of you? Use the timing to your advantage and search for Owner Finance properties as the year wraps up. It might just be the answer you are looking for.
